Our landlords are our priority and at Key Lettings, we would love to go that extra mile to look after your needs and your property to ensure you are at your happiest. Our aim is to let your property quickly without compromising on the quality of the tenant. In addition, our services are tailored to meet your needs.

We will provide:

  • Fully reference checked Tenants ONLY.

  • Comprehensive inventory and schedule of condition.

  • A team of professionally qualified and insured contractors to attend to maintenance requirements.

  • Treatment of your property as our own and insure that when work is carried out, it will be finished to the highest standards.

  • Periodic inspections with pictures and detailed comments.

 

This service is ideal if you want minimal involvement of the tenant and property and wish us to manage the entire tenancy. We look after every aspect of the tenancy to make sure it is at the top of its game.

 

 

WHAT DOES IT INCLUDE? 

  • Marketing your property with photos and floor plans 

  • Referencing tenants, preparing the inventory & drawing up necessary agreements.

  • All required paperwork is handed to the tenant.

  • We take care of securing the deposit with DPS.

  • All the utilities are switched over to the tenant.

  • We undertake all tenant enquiries, carry out periodic inspections and rent collection.

  • We arrange any required maintenance

  • We handle the rent arrears and take all the necessary action if your tenant falls behind with payments.

  • At the end of the tenancy we will also help with checking out.

  • Plus much more!

 

HOW MUCH DOES IT COST?

 

The fee for this service is only between 8-12% of monthly rent collected.

Full Management

 

This service is ideal if you live close to the property and prefer to look after the day-to-day management and general maintenance of the tenant and property yourself.

 

WHAT DOES IT INCLUDE?

  • We market the property for people to view.

  • The next thing we do is we find you a suitable and reliable tenant for the property.

  • We also move on to undertake reference checks and provide a tenancy agreement.

  • Once the tenancy has started, you deal with the legal and safety requirements, rent collection and rent arrears should they occur in the future or past the tenancy agreement.

HOW MUCH DOES IT COST? 


The fee for this service is just a one time fee of £550. 

 

This service is Ideal for landlords who are hands-on and able to deal with maintenance issues themselves. It’s also suited to landlords who like some interaction with their tenants.

 

WHAT DOES IT INCLUDE?

 

  • We market the property for people to view.

  • The next thing we do is we find you a suitable and reliable tenant for the property.

  • We also move on to undertake reference checks and provide a tenancy agreement.

  • Once tenants are found we follow the same process as Full Management in terms of referencing.

  • We will deal with the rent collection and any rental arrears.

  • Provide you with quarterly and annual statements and negotiate extensions to the contract.

 

HOW MUCH DOES IT COST? 


The fee for this service is only 6-8% of monthly rent collected.
